The Montgomery County Planning Board approved preliminary plans for a 130-unit independent living facility for seniors that would be located at 16998 Overhill Road in Derwood.
All units in the proposed facility would be moderately priced according to plans.
A circular driveway would filter onto Overhill Road, and the facility would have 123 parking spaces for residents and employees, according to testimony at Thursday’s board meeting. The facility would be built on a 3.78-acre lot.
The preliminary plan approval came with a condition that a 10-foot wide shared-use path be constructed to connect the existing sidewalk along Redland Road to the property. The developers have not agreed to this condition.
A landscape contractor currently operates on the site, which has several buildings, landscape materials and a single-family home. The land is zoned residential estate.
